About this site
Bermuda Property Tracker is an independent, non-commercial project. It is not an estate agent, it is not paid by any agent, and no listing is promoted over another.
What it does
It puts every Bermuda home for sale on one map and keeps a dated record of each asking price, so you can see price cuts, increases, homes coming off the market and homes coming back. Agents' own sites show only today's price; this site keeps the history.
Where the data comes from
- Asking prices, photos and descriptions: collected every week from public listings on PropertySkipper, Sinclair Realty, Coldwell Banker Bermuda, Rego Sotheby's International Realty, JBM Realty & Associates and Bermuda Longtail Real Estate. When the same home is on several sites, it appears once, with each site named.
- Government valuations (ARV): the Land Valuation Department's published valuation list.
- Price history starts on 14 June 2026, when tracking began. A home that was already for sale then shows "Listed before 14 Jun".
What to keep in mind
- Map pins are approximate. Most agents don't publish a street address, so a pin shows the parish, not the house.
- Estimates are a rough guide. They multiply a home's government ARV by the typical asking price to ARV ratio of other homes for sale. They are not appraisals and use asking prices, not sale prices.
- Sold prices are added only as government records become available, so most homes don't have one yet. Until then, "Under contract" (an offer has been accepted) is the best signal: it's dated from the day an agent's listing first showed it, and "Off market after going under contract" usually means the home sold.
- Always confirm details with the listing agent. Each home links to the agent's own page.
